The 5 Most Exclusive Neighborhoods in and Around Indianapolis
Indianapolis is so much more than corn fields and racetracks — there's serious money in this city, and it's spread across some genuinely stunning neighborhoods. Today I'm walking through the five most exclusive areas to live in and around Indianapolis. We're not staying entirely in the suburbs, either — one of these is a neighborhood inside I-465, in the city itself, that I didn't even know existed until a few years into my career as a realtor. More on that one below, because it might surprise you.
1. West Clay — Carmel
West Clay sits in what locals call West Carmel — generally the area bounded by US-31 to the east and Michigan Road to the west. It's not one single neighborhood so much as a collection of them, and there are simply too many $1 million-plus streets here to name individually.
What sets West Clay apart is that it has its own little walkable center — not quite a downtown, but close. Salons, restaurants, and small shops give residents a place to gather without leaving the neighborhood. Wander the side streets and you'll find quiet garden spaces and neighborhood ponds tucked between the homes — the kind of detail most people outside the neighborhood never see.
West Clay actually breaks into two main sections: the Villages of West Clay and the Estates of West Clay, with the Estates sitting a bit further north and commanding the higher price point of the two. Both are well known for their ponds, ponds being a defining feature of Indianapolis-area suburbs generally — outside of the two big lakes in the metro (more on those below), most of what you'll see are these smaller, beautifully landscaped neighborhood ponds.
2. Holliday Farms — Zionsville
Zionsville is one of the more misunderstood suburbs in the Indianapolis area, and the numbers tell an interesting story. As of this recording, Zionsville has a median sales price of roughly $670,000 — the highest of any suburban city in the metro.
Holliday Farms, located just north of downtown Zionsville, is the standout community there and, in my opinion, the most exclusive gated community in the entire Indianapolis suburbs.
Carmel and Zionsville get compared constantly — probably more than any other two cities in the metro — and for good reason. Zionsville holds the top spot for median sales price, with Carmel close behind at roughly $570,000 (that figure moves a bit month to month). That puts Zionsville about $100,000 higher on average.
One detail that stands out at Holliday Farms: even though the community is still actively building, the developer made a point of preserving mature trees throughout the neighborhood rather than clear-cutting the lots. For a $2–3 million home, that's a meaningful difference — it's the kind of thing that's easy to skip at lower price points but makes a real impact here.
3. Chatham Hills — Westfield
Chatham Hills in Westfield might be the single most talked-about new development in the entire Indianapolis metro right now, and it's earned the hype. This is the neighborhood that hosted a LIV Golf event, which just wrapped up about a month before this video — and notably, it was the first time all three days of a LIV Golf event sold out. That's a genuine milestone for the city.
The clubhouse is a major draw here, similar in caliber to Holliday Farms' — complete with indoor and outdoor pools and an indoor basketball court, which feels appropriately Hoosier given how much of a basketball town this still is (with football right behind it these days, thanks to how well IU, Cincinnati, and the Colts have all been performing). Homeowners also get access to a full second-floor gym in the clubhouse, and I believe a social membership is included with purchase — worth confirming directly, but that's my understanding.
What makes Chatham Hills stand out from the others on this list is accessibility. It's a large development with a wide range of price points, and it's genuinely one of the more attainable options here — you can still find homes under $1 million.
4. Geist Reservoir
Geist is one of the two major lakes in the Indianapolis area (the other being Morse Reservoir), and if I had a $2 million home budget, this is where I'd be looking.
Geist is unusual in that there's no real public downtown or waterfront area — most of the lake is entirely bordered by private homes, so unless you own on the water or belong to a club, you won't get much of a view. To actually experience the lake, your options are limited to spots like Wolfie's on the north shore in Fishers, or membership at the Indianapolis Sailing Club or the local yacht club.
Pricing on Geist has changed significantly since the pandemic. Lakefront homes historically were fairly reachable; today, the minimum to get on the water is around $900,000 — and at that price, you're often not even getting a meaningful yard. There are two specific neighborhoods where a budget of $800,000–$1 million can still work, but across most of the lake, expect pricing at $1.1 million and up.
If you're someone who loves to entertain — boats, a pool, guests over all summer — Geist is about as good as it gets in Central Indiana.
5. Williams Creek
This is the one I was most excited to cover, and it's genuinely the most exclusive neighborhood on this list. The Town of Williams Creek sits inside I-465, with an Indianapolis address, and despite growing up in the area — bouncing around Carmel schools and elsewhere — I didn't even know it existed until a few years ago, after I'd already become a realtor.
Within the interstate loop, Williams Creek is, in my opinion, the most exclusive neighborhood you can find with an Indianapolis address. Home prices start at roughly $1 million and climb easily into the $4–7 million range. It's lush, spacious, dotted with small parks, and carries a distinct old-money feel that's rare to find in this city. It's also one of the least talked-about neighborhoods on this entire list — which, if you ask me, is part of its appeal.
Where Should You Look?
Each of these five communities serves a different kind of buyer:
- West Clay — walkable, established luxury with a true neighborhood feel
- Holliday Farms — new construction with mature trees and Zionsville's top-tier pricing
- Chatham Hills — the most accessible entry point into a high-end amenity-rich community
- Geist Reservoir — for buyers who want the lake lifestyle and don't mind paying for it
- Williams Creek — quiet, old-money exclusivity inside the city itself
